Penn CommercialSince launching in Ipswich 10 years ago, Penn Commercial has grown to become one of the most influential and most respected commercial property agents in the east of England.

Regularly scooping industry accolades and winning plaudits from clients, it continues to expand and has recently appointed two further staff members.

Vanessa Penn, who heads up the team of negotiators, property managers, consultants and administrators, says the local market is very vibrant.

Penn Commercial has recently overseen several major deals: the letting of 120,000 sq ft in Norwich to a global e-commerce operator as a distribution centre, the sale of nearly £6 million worth of property on behalf of Cripps Commercial and the sale of Orwell Crossing.

It has also helped turn around the fortunes of a failing business park at Nacton. Now renamed Three Rivers, it has just received planning permission for the construction of further B1 units.

Alongside have been dozens of smaller deals – lettings of shops, office accommodation, warehouses, industrial units etc.

There’s a real demand for good quality offices, coffee shops, restaurants, gyms and health clubs, hotels and roadside shops, particularly alongside major routes.

“In the office sector, for instance, Priory House in Ipswich was sold within just months. It’s a five storey building in the commercial quarter, offering more than 22,000 sq ft.”

The impact of Felixstowe on the local area is tangible, she believes. Warehouses and industrial units, from between 1,000 and 100,000 sq ft, are almost immediately snapped up when they come onto the market.

“Economic conditions have delayed speculative building, but the situation is changing. We expect to see building begin on major sites in Ipswich such as Harris Business Park and what was the sugar beet factory site, now renamed Sproughton Business Park. A master plan has now been completed for employment use there,” Vanessa added.

Development is also likely to begin soon at the 57 acre Suffolk Business Park in Bury St Edmunds. It will be ready for occupation in 2018.
